NOTES OF FEBRUARY 12, 2014 RYE ZONING BOARD OF ADJUSTMENT MEETING<\/strong><\/p>\n Final Revision A – Provided by the Rye Civic League<\/p>\n  <\/span><\/p>\n Present from ZBA: Chairman Frank Drake, Vice Chairman Ray Jarvis, Clerk Burt Dibble, Member Shawn Crapo, and Alternate Paul Goldman.<\/p>\n Also present: Building Inspector Peter Rowell, Kim Reed, Planning Administrator<\/p>\n Present for the Applicant: Attorney Tim Phoenix, and Nathan Dunn (the Applicant)<\/p>\n 7:08 p.m.<\/strong> Call to order and recital of the Pledge of Allegiance<\/p>\n 7:09 p.m.<\/strong> Review of January 2014 meeting minutes with minor corrections. Approved 4-0 with Mr. Goldman abstaining.<\/p>\n 7:10 p.m.<\/strong> Application by Nathan Dunn and Alison Hart of 27 Huntervale<\/p>\n Avenue for an Administrative Appeal to Bldg. Inspector’s 12\/23\/14<\/p>\n Permit denial, and variances to VI 603.1 and II 204.3 for<\/p>\n expansion of non-conforming house. (Reference 7\/10\/13 meeting).<\/p>\n 7:11<\/strong> p.m. Attorney Phoenix presents argument that new plan plus prior 7\/10\/13 variances should be granted.<\/p>\n 7:14 p.m.<\/strong> “Interest rate changes and potential for duplicative work caused this situationâ€- paraphrase. TMS mentioned as architect. Building improvements on top of variance improvements.<\/p>\n 7:16 p.m.<\/strong> Atty. Phoenix respects Bldg. Inspector’s decision but the variance<\/p>\n relief remains modest.<\/p>\n 7:19 p.m.<\/strong> Recital of seven (7) abutter’s support of new plan, and no opposition known.<\/p>\n 7:22<\/strong> p.m.<\/strong> Congenial discussion in the room of the attraction of the 2014 Olympics.<\/p>\n 7:24 p.m.<\/strong> Building Inspector: plan is right at the lot coverage; he thought it<\/p>\n important that the ZBA take another look, given that the latest plan is substantially different<\/p>\n from last summer’s.<\/p>\n 7:27 p.m.<\/strong> Uncertainty on height of house in plan. “well below 35 feetâ€.<\/p>\n 7:29 p.m. <\/strong>Ridge height of non-variance ridgeline will be changed higher.<\/p>\n 7:32 p.m.<\/strong> “nowhere near 35 feetâ€.<\/p>\n 7:33 p.m.<\/strong> Chairman solicits other comments.
